Your property should be furnished and close to guest-ready. If additional preparation is needed, we’ll identify the work before setting a launch date.
What Your Management Fee Includes
Listing management: Create and maintain your listing with compelling descriptions, accurate details, and coordinated professional photography.
Pricing and calendars: Manage rates, availability, and reservation calendars.
Guest communication: Handle inquiries, arrival instructions, questions, and checkout communication.
Cleaning coordination: Schedule, oversee, and pay cleaners for guest turnovers.
Maintenance coordination: Arrange help when issues arise and keep you informed about needed repairs.
Owner communication: Provide updates about reservations, property concerns, and expenses.
We’ll confirm the booking sites we’ll manage for your property in your proposal.
One Clear Management Fee
Our standard management fee is 20% of rental revenue.
For this proposed package, rental revenue means accommodation charges collected after refunds, before booking-site deductions. Cleaning fees and lodging taxes are excluded from the management-fee calculation.
Example: On $3,000 in accommodation revenue, our management fee is $600. Your remaining proceeds depend on booking-site fees and other property expenses.
Expenses Separate From Management
Turnover cleaning: Guest cleaning fees are paid to Karen, who manages and pays the cleaners. Owner-use cleanings and any cleaning-cost shortfalls are separate owner expenses.
Property operating costs: Repairs, supplies, utilities, insurance, and replacement furnishings remain the owner’s responsibility.
Booking costs: Booking-site and payment-processing fees are separate.
Getting ready to launch: Photography, deep cleaning, furnishing, repairs, and substantial setup work are quoted or identified before proceeding.
We’ll establish a repair spending limit together so you know when your approval is needed.
